• Repair costs (per your lease): For most repair, maintenance, and service calls, you are responsible for the first $50 (added as additional rent the following month). The $50 does not apply to major appliances, heating and air conditioning, or structural defects.
• False alarm: If a service call is made for a problem that does not exist, you owe the entire call.
• Tenant fault: If the need for repair is due to damage, misuse, negligence, or intentional acts by you, your guests, or invitees — or the tech cannot gain access because of you — you owe the entire bill (lease: MAINTENANCE/INSPECTION and INDEMNIFICATION).
